Coventry is a city in the midst of elevation and rejuvenation, with the Friargate development lying right at the heart of this.
Already home to top businesses in their industries, the Friargate development currently comprises two key commercial properties – ONE FRIARGATE and TWO FRIARGATE, as well as Hotel Indigo. However, upon completion, this exciting, £700 million business investment will be home to fourteen major office buildings, 215,000 sq ft of retail space, hotel and leisure areas and up to 400 new homes.

Part of the development’s main initial objective was simple – deliver high-quality, premium offices that truly meet the modern needs of local businesses. These modern needs are multifaceted, encompassing everything from wellbeing features to ease of commuting and nearby amenities.
Scott Rutherford, Partner at Cushman & Wakefield – the commercial property agents for the Friargate development said, “Both ONE and TWO FRIARGATE have been designed to be naturally light and sustainable, with bespoke breakout spaces and unmatched connectivity – just one minute from Coventry Railway Station, which has also received an £82 million redevelopment as part of the project.”
As for local amenities, Coventry already benefits from a vibrant restaurant and café culture, with the Friargate development adding significantly to this. However, an entirely new refurbishment project is set to take the city’s infrastructure even further…
How City Centre South will change the face of the city
Following four years of planning and proposals, Coventry City Centre South was approved in 2024, with initial building works having commenced last year. The £450 million project will see the city centre transformed with over 1,500 new homes, picturesque open spaces and further commercial floorspace. The reimagined environment will be constructed around an uplifted Coventry Retail Market and feature pre- and post-war architectural designs, retaining the city’s traditional ethos.

Quite possibly most exciting of all for the city, however, is the enhanced sustainability benefits City Centre South will spread throughout Coventry. The project expects a net biodiversity gain of 285%, thanks to the 182,000 total sq ft of new green public areas, including over 200 newly planted trees and an additional 70,000 sq ft of biodiverse roof space.
City Centre South’s aim to bring both affordable and premium residential space back to its core will be achieved through a wide variety of schemes and sizes. Social rented, shared ownership and private tenure opportunities are all offered across 900 homes, with studios and one-to-three-bedroom options all being widely available.
Whilst this may appear to only affect the residential market at a glance, the impact City Centre South will have on Coventry’s business and economic climates is extremely exciting.
What City Centre South means for local business
The project’s range of diverse housing will continue to open an even wider talent pool for the city. This style of living greatly appeals to modern, young professionals – largely due to affordability, city culture and, most importantly, further career progression. With a greater influx of residents, Coventry is likely to see new businesses develop, as well as an increase in the potential for independent and corporate networking and partnerships.
These new business developments are assisted by City Centre South’s plans to establish over 85,000 sq ft of new commercial space. This aims to bring a rich and diverse range of retail and leisure options to the city. From contemporary fashion to specialist food shopping and independent restaurants, Coventry is set to hit current trends and create a new and fresh retail status.

With such momentous changes on the horizon, there will be prime opportunity for further investments.
“Coventry is already a thriving city with a deep history and culture,” Scott Rutherford continued. “However, it is ready to become so much more. These major regeneration works will only draw further attention from other major UK cities, as well as internationally, to capitalise on opportunities.
“These investments will be key to reinforcing the strength of the local economy and cement Coventry as a true big-city alternative.”
Further Coventry investments and city’s bright future
City Centre South is also supported by further redevelopment projects throughout Coventry, including uplifting local landmarks such as the Belgrade Theatre. Transport within the city will also improve with the addition of the Very Light Rail (VLR) system, an affordable alternative to a tram network that revolutionises accessibility and sustainability standards.
With the Friargate development leading the way, this huge landscape of advancement is ready to invigorate Coventry as a city that not only meets the needs of the future, but surpasses them entirely.
“You can still secure multiple floors at the development’s most recently completed building, TWO FRIARGATE,” Scott concluded. “With 70,000 sq ft of premium workspace remaining – comprising a forward-thinking design, ESG benefits and a sustainable infrastructure – it’s the perfect time to join our big-name occupiers.”
