As a key figure in industrial property, SEGRO expanded into the West Midlands in 2024 by occupying all 6,818 sq ft of TWO FRIARGATE’s top floor.
They brought onboard office fit-out and refurbishment specialists, Overbury to lead on the design and delivery of their new offices, one which would provide a bright, airy and welcoming space.

Enhancing lifestyles with multipurpose space
With SEGRO looking to capture the need for privacy and individual working, as well as togetherness and space for collaboration, the design offers a thoughtful and varied floorplan.
With hot desks, breakout areas, a central work café, confidential meeting rooms and a spacious boardroom all included, these are exceptional offices that are inclusive to all working styles.
A FOCUS ON WELLBEING AND SUSTAINABILITY
As a forward-thinking and responsible business, it was important to SEGRO that their new space was considerate of both the environment and their team.
The reception area’s living wall, as well as the wider offices’ wood finishes and artificial biophilia add warmth, positivity and a hint of nature to the design, whilst avoiding the sterility often associated with corporate workspaces.
Meanwhile, the team has also repurposed SEGRO’s existing furniture to minimise environmental impact. This has resulted in the offices receiving a SKA Gold certification – demonstrating the highest level of sustainability practice possible.

With the freedom to showcase their brand any way they wanted, SEGRO were able to capture their corporate aesthetic with subtle flourishes of personality for a welcoming touch.
Their use of a neon feature wall, colourful furniture and artistic light fixtures perfectly offsets the overall sophisticated feel for a balanced and inviting atmosphere. This sends the perfect message to clients, visitors and team members as to who SEGRO truly are.
